What is Modular Building?

Modular building is basically a type of construction. A home plan is divided into sections called modules. Each module is small enough so it can be constructed indoors in a factory. Once completed, all of the modules are packaged and transported to the building site where they are assembled into the completed home. The precision of factory built construction is what gives prefab homes a huge advantage over traditional construction. Traditional homes are still constructed in almost the exact same way they have been for almost 200 years. Lumber is dropped off outside at a home site and then cut and nailed together outdoors forming floors, walls and a roof. It takes months, in some cases a year, to complete a home while the home and its materials are exposed to the elements of Oregon. We now know that when excessive moisture get trapped in a new home that it can lead to mold and mildew issues. This is particularly concerning for homebuyers and their families that have allergy sensitivities or respiratory issues.

Building indoors in a factory insures that your home is precisely built and that quality management is an integral part of the construction process. The next time you drive by a home being constructed outdoors, take a moment and look for the 30 cubic yard dumpster that is typically placed in the yard. Notice the waste that has been accumulated during the construction of the home. That dumpster will usually be emptied at least two or three times during the building process. The homebuyer has to pay for the trip to the landfill and the disposal of the waste. Now take an additional moment and think about the fact that the homebuyer also paid for all of the material waste that was disposed of in the dumpster. On site construction is just wasteful. With factory construction, waste is engineered out of the process. Less waste and virtually no disposal fees means you get your home for a better value. This is just one way that prefab homes are greener than site built homes. In fact, most green certification programs award additional points for modular homes. They are just inherently greener.
