What are Modular Homes?

Modular construction is a building process. When building a home using modular construction, we start by taking the homes design and dividing it up into sections or segments called modules. Each of these modules are small enough to be built in a factory assembly line process. Each module is individually constructed, packaged, and then delivered to your home site. The home arrives on carriers and is lifted by a crane and placed gently on your foundation. Modular homes can consist of as little as two modules and can sometimes be 15 or more modules for very large homes.

A modular home is essentially assembled like LegoTM bricks until it is completed. The module’s mate walls are then finished onsite. This means that each opening between the modules is finished after they are installed on the foundation. This takes much less time to complete than conventional onsite construction. Within weeks, even very large prefab homes can be completed and ready to move into.

Prefab Homes are Green Building

Modular construction is green by design. It is structurally built into the systems-built home building method. Think about the last time you drove by a home construction site. Did you see the 30 cubic yard dumpster setting outside of the home in the yard? Did you take the time to think that the homeowner was paying to have that container hauled to a landfill to dispose of all of that waste? Now, did you take an additional moment to think that the homeowner actually paid for all the wasted material that was inside the container? Traditional construction is just naturally wasteful. This is just one of many examples of how prefab homes and their efficiencies of planning and reuse serve green building methods. In fact, many of the green building certification programs award points for using modular construction because of its efficient characteristics.
